READY TO PCS?
Resident that will be relocating are required to submit in writing a 30-day notice of intent to vacate. If the Service Member is not available to give notice, someone with a Power of Attorney can do so in person at a Community Center or Office. Prior to vacating housing, resident must comply with all Lease requirements including the following:
MOVE OUT PROCESS • Complete the full term of your lease agreement (except in accordance with Lease Agreement paragraphs 27 and 28) • Notice must be given in person at a Community Management Office by the lease holder or the P.O.A. • Schedule a Pre Move-out Assessments • Schedule a Final Assessment • Leave your home in the same condition as the time of move-in less normal wear and tear. • All house keys and garage door openers must be returned at the time of the move-out inspection. • Pay all rent and other amounts due • Pay for any damages to the home
Atlantic Marine Corps Communities wants to make the moving out process as smooth and stress-free as possible. We understand returning homes to exact move-in condition can be difficult. Spackling small holes, painting all walls white and hiring professional cleaners are no longer required.
Our expectation is designed to ease the move-out for military families and eliminate stressful inspections. The standard implies the home is left clean throughout, including the appliances, fixtures and garage. When a home is cleaned regularly, it should only require a wipe down and sweep/vacuum at move-out. Normal wear and tear is expected. If you choose to paint the interior of your new home, at time of departure, you must paint the interiors of the walls painted with stain killer.
Residents should provide at least thirty-days notice when moving out of housing. Residents whose PCS/ Separation orders are written with less than a thirty-day notice should inform the office as soon as possible upon receipt of orders and bring in a copy of their orders.
Normal Wear & Tear
Normal wear and tear is the expected deterioration that occurs in the normal use of homes. For example, small nail holes are expected.
Pre Move-Out Assessment • During a mandatory pre assessment a member of the Atlantic Marine Corps Communities staff will identify potential damages or cleaning items that require corrective action prior to the move-out in order to avoid damage charges • If walls have been painted, residents must prime the walls prior to the pre-inspection of the home. • Due to the fact pre-assessments are conducted prior to the removal of the residents belongings AMCC staff will only be able to point out discrepancies that are visible at the time of the assessment.
Final Assessment
Residents are financially responsible for damage to their home or to equipment and furnishings caused by the abuse or negligence of family members and guests.
This includes loss or damage caused by pets. Normal wear and tear is anticipated and acceptable. Residents will be provided a list of any charges at the time of the final inspection and are expected to return their community office immediately to pay those charges.
Cleaning Expectations
Trash & Recycling Containers • All containers must be empty and cleaned. No trash is to be left inside or outside the home. Please call the Community Management Office in advance if you have large items that need to be picked up. Floors • Linoleum/ Tiled Floors should be swept and mopped removing all dirt, dust and surface contamination. • Carpets should be vacuumed. Carpets with stains or pet damage must be shampooed and deodorized. Carpet should be cleaned and dry prior to the final move out assessment.
A pet treatment is required for all pet owners and a professional pet treatment must be completed before the move out inspection. (A receipt is required to show proof of professional cleaning.)
Wall, Ceilings & Doors • Walls, ceilings and doors should be free of dust, dirt, cobwebs and grease/food particles. Remove all tape, tacks, borders or other items that were installed during occupancy. Ceiling hooks may be left in place. Nail holes do not need to be filled. Holes larger than a dime must be repaired. Remove pen, pencil, crayon or other markings from surface. • All walls or trim that have been painted a non earth tone (light or pastel in color) must be primed.
Cabinets, Countertops, Shelves & Faucets • All surfaces should be clean.
Bathrooms • Surfaces shall be free and deodorized from dirt, soil and stains. (This includes wash basins, showers, toilets, sinks and disposals)
Appliances • Thoroughly clean the refrigerator and freezer. The stove should include two racks and broiler pan. Remove grease, food and dust. Run the dishwasher through a complete cycle with detergent. • Microwaves need to be free of food debris.
Garage, Patio, Screened Porch • Where applicable, sweep each area and remove any stains from storage items or furniture.
Exterior of Home • Please remove all trash, animal feces, and other debris from patios, storage areas, yards, and garages. Private yards in the fence must be mowed, weeded and edged.
DAMAGE COSTS • Damage caused by residents that is not considered normal wear and tear will be charged to the resident as listed in the sample item list. Damages are noted at the time of move-out and payment will be made at that time.
